






Vanilla Bean Inn studio condos offer the perfect escape for vacationers as well as offering an excellent return on your investment. In your first year of ownership your gross return on your investment could be upwards of 25%. Include the mandatory homeowner’s fee in the calculation and you can still be around 20%.

About The Units
These units are brand new and have been built with Belizean craftsmanship and design in mind. You wouldn’t be able to just pick this house up and drop it in some North American suburban community and expect it to fit in because the design is so different from the standard North American cookie cutter designs. It wouldn’t fit in at all. Here in Belize there are so many communities where the homes reflect the same designs. These condos are visually different, while still retaining the conveniences we expect in our homes.
Air conditioning, whole home surge suppressors, on-demand electric hot water, electric glass top range, and fridge/freezer are included in both the lower and upper units.
As well, we have included insulation in the walls, ceilings as well as between the upper and lower floors for more efficient energy control and comfort.
The grounds work is being worked on with improvements made every week.
Last but not least a 20’x10’x5′ salt water pool has already been completed so the first owner enjoys amenities immediately.
Fee Structure
- HOA fees are set at $200 USD per month and include the following:
- Water costs are included in the HOA fees and this includes in-unit water usage as well as water for the salt-water pool and laundry services.
- Grounds maintenance and outside lighting will be the responsibility of the HOA.
- Building insurance is included in the HOA fees.
- As well, there will be the establishment of a reserve fund set aside out of the HOA fees for major repairs. This reserve fund covers repairs on the outside of the buildings, pool maintenance as well as major infrastructure repairs that may come up.
- The following is NOT included in the HOA fees:
- Content insurance is the responsibility of each owner.
- In the utility shed there will be 2 stackable washer/dryer systems which will not be included as part of the HOA. These machines will either be coin or card operated in order to ensure a fair payment system.
- Each condo is equipped with its own electric meter so each owner will be responsible for their own electric costs.
Management Structure
Your Investment in Vanilla Bean Inn will be managed by a board of directors, which is comprised of owners. These owners will meet and decide how best to manage the property. Any owner who is up to date with their dues is eligible to be a board member. There is a document that has been prepared outlining the board of directors’ requirements as well as the responsibilities of the owners.
