The Area

The community is located in growing Corozal District, is a gated community that has been around since 2004.  One of the longest running gated communities in the country and is about to develop into one of the most sought after.

With low HOA fees, $250 USD per year for most of the properties, and low pricing for good sized lots when the word gets out there you won’t be able to get your own.

Located on Progresso Lagoon you can get to Chetumal Bay by boat, the travel distance is about 9 miles.  Then out to the Caribbean Sea from there.

Located approximately 10 miles from Corozal Town and 16 miles from Orange Walk Town this community in Progresso Village is close to both worlds.  Corozal is a border town, bordering with Mexico.  Orange Walk apparently has the best tacos in the country.  Not only that though, there are many stores and services you can take advantage of in both places.  Also near to Little Belize for Mennonite type services, repairs, builders, and more.

The bridge to Corozal Town is completed making this trip a quick one for you.  Take a day trip to Sarteneja, a quaint little fishing village at the tip of Belize.  Beautiful scenery, decent roads, good hamburgers at one of the seaside restaurants.

Progresso Heights Community

The properties themselves are lagoon front with built in barrier of mangroves.  These can be tamed but not removed without permission from the Minister of Nature Resources.

Lot 383 is 60 feet wide by 123 feet deep and lot 384 is irregular shaped at 50 feet wide by 124 feet deep on one side and 50 feet wide by 168 feet on the other.

There is a clubhouse for owners to use.  The grounds are well-maintained and there are acres of fruit trees including mango, avocado and sapodilla.  The pool was closed years ago as there weren’t enough owners to enjoy it and most of the current residents have chosen to build their own pools.

There are covenants and restrictions in place however they aren’t cumbersome.  Some building restrictions are imposed at the government of Belize level such as setbacks, electrical and septic requirements.

Electric and water are in place at the front of the property.
