Where Does the Buyer’s Agent Loyalty Lie?

Have you ever wondered what a buyer’s agent does and why you should use one? Should you, the buyer, work with only 1 agent or is it better to work with multiple agents? In which scenario do you receive the best possible service? In this blog post I will explain the differences between a client and a customer. Then you can make up your mind on what is best for you.

Client vs Customer

As a buyer, you want the best representation you possibly can have. Working with multiple agents doesn’t guarantee this will happen. As a matter of fact, it is believed to be less effective for the following reasons

  • No commitment from buyer to agent so agent may not work as hard for buyer as they would for somebody who has made a commitment.
  • Our market in Belize is limited and while there is no MLS there is a lot of sharing of property listings. This means that you may be shown the same property multiple times by different agents and this wastes your time.
  • Working with 1 agent allows you to develop a relationship with the agent to narrow down your hopes and dreams to where you are happy with the results.
  • You aren’t having to share your wish list with multiple people again and again.
  • And finally, nothing says you can’t “fire” the agent if you aren’t happy with his or her performance.

If you choose to work with multiple agents, you should inform each agent of your intention. Not only will this provide transparency for all parties involved, but it will allow any agents who require exclusivity to politely decline your business.

In Conclusion

One agent/one buyer situation is a win-win situation for all parties involved. And this is very important to me as an agent/broker and should be important to you as a buyer client.
